Mijas
Mijas is both the white village of Mijas Pueblo on the hillside and the urbanisations by the sea: La Cala, Calahonda, Riviera del Sol and El Faro. It's about 25–30 minutes from Marbella along the Costa del Sol. Many homes here are only used by their owners for part of the year.

Mijas has lots of townhouses and villas in hillside urbanisations with sea views, terraces, gardens and communal pools. Many owners are from the UK and Scandinavia and spend the winter or their holidays here, and the rest of the time the house is shut up. In Las Lagunas, closer to Fuengirola, there are more ordinary flats.

On the hillsides and by the sea it's humid and windy. Sliding door tracks, blinds and air con outdoor units wear out faster here, so it's worth checking them once a season. After the winter, terraces and glass balustrades usually need washing to remove salt and dust.

The new owners took over a house full of the previous owners' old furniture and appliances. We dismantled the lot, took it away and dropped it at the punto limpio (municipal recycling centre), leaving the house empty and ready for renovation.

The garage wasn't being used for the car. We cleared it, painted the walls, laid an epoxy floor and fitted bright lighting, a fan and mirrors. The owner brought the gym equipment over himself.
Twelve panels on the townhouse roof, a hybrid inverter and the monitoring app set up. We also helped with the town hall paperwork and the grid connection.
